Letter to Dry Shed Tenants - 12/23/2009

The following is a letter from Joe Dusenbury, Harbormaster, to dry shed tenants regarding access restrictions:

Dear Tenant,

Last month I sent a letter to all dry shed tenants notifying you of access restrictions due to the North Marina Combined Projects construction work in the area of the dry sheds, M Dock and N Dock. This letter is to provide you an update to the dry shed and dry shed launch access restrictions. IMCO General Construction, Inc. continues to make progress in installing the new bulkhead, with sheet pile installation currently in the area just south of M Dock and extending northward toward N Dock.

Although IMCO’s work zone remains the same, their normal work hours have changed to 8:00 a.m. to 5:00 p.m., Monday through Friday effective Monday, January 4, 2010. There may be dates when weekend or night work will be required; please continue to check the project website at http://desmoinesmarina.blogspot.com/ for up-to-date information on site conditions, closures, etc.

The following is a summary of access restrictions related to the construction:
• Parking is available on the east side of the dry sheds or south of CSR.
• During work hours, the sheds which open on the driveway between the buildings are not accessible.
• Access to the sheds facing Dock Street is not restricted.
• During work hours, access to the road between the office and the sheds will be restricted. Dry shed tenants who want to launch their boats during work hours will need to contact a Marina employee for assistance. Please call the Marina office at 206-824-5700 if you cannot find a staff person.
• After work hours and on the weekends (Saturday and Sunday), the dry sheds and the road between the office and the sheds will be accessible and tenants will not need to be escorted by a Marina employee. There will be a gate at the dry shed launch deck. The padlock on the gate is the padlock from the tug shack and will have the same code.
• For the few remaining tenants on the west side, your sheds will be accessible on the weekends (Saturday and Sunday) for inspection but not for launching. Those sheds can be accessed from the north end by the Office.

Thank you for your cooperation; we know that this is a difficult situation and the Marina staff will do everything possible to help you get out on the water.

Sincerely,

Joe Dusenbury, Harbormaster

Letter to M&N Dock Tenants -- 12/23/09

FURTHER UPDATE?  Yes, there has been another change to the scheduled work.  The Contractor will be unable to perform the work tomorrow, Thursday, January 7, as planned.  Please continue to check this post for updates; I will let you know as soon as the work has been re-scheduled.  Thank you for your continued patience.

UPDATE January 6, 2010:  The Contractor has just informed us that removal of the ramp to N Dock and electrical shutdown to M and N Docks will take place tomorrow, Thursday, January 7, through midday Friday, January 8.  Please note that tenants will still have access to the M and N Docks during this time via the ramp to the guest moorage area as detailed in the original post below.  Thanks!

UPDATE January 4, 2010:  The temporary removal of the ramp to N Dock and the electrical shutdown to M and N Docks will not take place today as originally planned.  We will update this post as soon as the Contractor reschedules this work.  Thanks for your continued patience and cooperation during construction.

The following is a letter from Joe Dusenbury, Harbormaster, to tenants on M and N Docks regarding access restrictions and planned power outage on Monday, January 4, 2010:

Dear M and N Dock tenants:

As previously reported to you in my November letter, access to the M and N Docks has been restricted due to heavy construction activity related to the North Marina Combined Projects. IMCO General Construction, Inc. continues to make progress in installing the new bulkhead, with sheet pile installation currently in the area just south of M Dock and extending northward toward N Dock.

As you have probably already noticed, the gangway to the M Dock has been removed. Access to both M and N Docks is through the N Dock gate, with a temporary walkway from N-01 to the north side of M Dock. M Dock tenants’ gate cards have been re-programmed to open the N Dock gate. Parking is available on the east side of the dry sheds along Dock Avenue. From this parking area, there is a pedestrian walkway along the north side of the Marina office to get to the N Dock ramp.

In order to install the sheet pile for the new bulkhead in the area of the N Dock ramp, on MONDAY, JANUARY 4, 2010, the N Dock ramp is scheduled to be temporarily removed/lifted and power to M and N Docks will be shut-off. Access to the M and N dock that day will be through the ramp from the Marina Office area down to the guest moorage area and then southward to the N Dock. The contractor anticipates that the necessary work can be completed in a single day, however, please be aware that if unforeseen circumstances arise, the access restriction and scheduled power outage may extend to the following day. Any changes to the scheduled access restriction/power outage will be posted to the project website at http://desmoinesmarina.blogspot.com/.

If you have any concerns or require assistance in accessing the docks on January 4, 2010, please call the Marina office at 206-824-5700 or contact any Marina employee.

Thank you for your cooperation.

Planned Power Outage on Saturday, December 19

All power to the Marina will be shut-off on Saturday, December 19, beginning at 7:00 a.m., to accomplish utility upgrades in conjunction with the North Marina Combined Projects. The shut-off is expected to last approximately six to eight hours. There will be no fuel service during this time.

Power Outage - 12/15/09

At about 3:00 pm yesterday afternoon, during a required electrical cut-over associated with utility work on the North Marina Combined Projects, Puget Sound Energy’s load breakers were tripped resulting in a power outage at the Marina and one of the neighboring condos. PSE had service restored to the condo by approx. 4:30 p.m. There was a small amount of damage to PSE’s permanent electrical facilities that needed to be fixed before power could be restored to the Marina. Those repairs were completed and power turned back on in the Marina about 9:30 p.m. The Marina’s electrical contractors have made the necessary adjustments to the Marina’s switch gear that should prevent similar incidents in the future.

Letter to Tenants 11/30/2009

Dear Tenant,

The bulkhead replacement has begun in earnest and the area from M Dock to the north parking lot is surrounded by construction fencing and full of materials and machines. Access to the Marina office will be limited for the next month or so. Parking is available on the east side of the dry sheds and a pedestrian walk-way is set up from there to the Office. The construction crews are working Monday thru Thursday, so Fridays will be the best day to come to the office if you need to. Also, you can avoid some trips to the office by using the return envelope to send your moorage payments directly to the bank.

The contractor, IMCO General Construction, and the Marina staff are absolutely committed to maintaining a secure work zone to insure the safety of the Marina tenants, construction workers and Marina staff. The Contractors normal work hours are 7:00 am to 5:00 pm – Monday thru Thursday. There will be unanticipated closures .Please check the project website, desmoinesmarina.blogspot.com for up-to-date information on site conditions, traffic restrictions and closures.

Please call the office at 206-824-5700 if you have any questions about the work areas and/or Marina access.

Sincerely,
Joe Dusenbury
Harbormaster

Note to Storage Yard Customers:

The north gate to the storage yard is still accessible. Please use the Cliff Avenue entrance to the Marina and remember to close and lock the gate when you leave.
