Project Status Update - September 30, 2010

After a mostly dry August, we certainly have experienced more than our share of variable weather during September. With that said, however, September’s record rainfall did not slow down construction activities at the Marina!

The following are just some of the work completed by IMCO General Construction and their subcontractors this past month:
  • The new Travel Lift facility between M- and N-Docks is now open, with CSR Marine using it nearly every day to launch and retrieve boats. The existing timber Travel Lift pier was partially removed early in the month, with demolition of the remaining structure at the end of September.
  • Installation of the last area of the new steel sheet pile bulkhead and concrete pile cap at the south end of the project area was completed early in September. Once the remaining four permanent ground anchors are drilled/installed this coming month, the bulkhead construction portion of the North Marina Combined Projects will have been completed.
  • Security enclosures for M- and N-Docks are completely operational. (The new N-Dock security enclosure, while operational, will not be available for tenant use until the contractor has completed other work in this area.)
  • Underground utility work continues north of the Marina Office. A new electrical duct bank was constructed for power, lighting and communications connections. Water and sanitary sewer lines were upgraded and extended to the new bulkhead where they will eventually be connected to on-dock utilities.
  • Construction trailers and equipment were relocated to begin layout and construction of a new sidewalk along the west side of Dock Avenue.
  • Four concrete “Seat Walls” were constructed, which will become a key feature in the new promenade area just above the Marina’s guest moorage. In the middle of each set of two seat walls will be a stamped concrete compass rose (to be constructed in October). Right now the seat walls look a bit like a mini-Stonehenge, but just wait another month…. 
  • The new Activity Float for the expanded guest moorage area is being assembled from the 21 individual concrete float sections delivered last week and attached to the existing guest moorage/fuel dock. A brand new 41’ gangway was placed, with upgraded fuel system components and electrical utilities running down the new ramp.

While much was accomplished in September, there is still work to be done. The following are just some of the activities IMCO plans to complete during the next few months:

  • Completion of the new Activity Float and installation of the new ADA-compliant 80’ gangway.
  • Concrete sidewalks along the bulkhead will be poured, including the new promenade and seat wall/compass rose areas above guest moorage. Refurbished handrails will be attached to the pile cap. Sidewalks along the west side of Dock Avenue will also be completed.
  • Landscaping will be added to the new north parking lot traffic islands and in the vicinity of the Marina Office.
  • And finally, one of the last activities to be completed will be the paving/restriping of various roadways and parking areas affected by construction activities.

As you can see, progress is being made and the end is in sight! Your patience through this complex construction project has been and continues to be MUCH APPRECIATED. As the North Marina Combined Projects near completion, we may all be tempted to “just want it done!” Please let me assure you, however, that all involved with this project are committed to finishing the project well in order to provide newly constructed/upgraded facilities and utilities that Marina visitors and tenants will be proud to use for many years to come.

Power Outage 9/30/2010: 6:30 a.m. - 8:30 a.m.

There will be a planned power outage on Thursday, September 30, from 6:30 a.m. to 8:30 a.m. in order to perform construction-related electrical upgrades.  The outage will affect all Marina facilities and docks.

EARLY WARNING: Fuel Shutdown September 27-30

The fuel dock will be shut down from Monday, September 27, through Thursday, September 30, in order to complete fuel system upgrades associated with the North Marina Combined Projects.  During this period, there will be no gas or diesel sales.
